How to Become a Real Estate Agent in NSW in 2026

If you’re considering a career in real estate in New South Wales, there has never been a better time to enter the industry. Real estate offers flexible career pathways, strong earning potential, and opportunities in residential sales, property management, commercial property, buyers agency, and auctioneering.

However, before you can work as a real estate agent in NSW, you must meet the licensing and training requirements set by NSW Fair Trading.

Step 1 – Complete the Assistant Agent Course

The first step is completing the required training units to become an Assistant Agent. This course is often referred to as the “Certificate of Registration Course”.

The current entry-level course generally includes the following units:

  • CPPREP4001 Prepare for professional practice in real estate
  • CPPREP4002 Access and interpret ethical practice in real estate
  • CPPREP4003 Access and interpret legislation in real estate
  • CPPREP4004 Establish marketing and communication profiles in real estate
  • CPPREP4005 Prepare to work with real estate trust accounts

Once completed, graduates can apply to NSW Fair Trading for an Assistant Agent Certificate.

Step 2 – Start Working in the Industry

After receiving your certificate, you can begin working under the supervision of a licensed Class 1 or Class 2 agent.

Many new entrants start in:

  • Residential sales
  • Property management
  • Leasing
  • Administration
  • Sales support roles

This is where practical experience becomes extremely valuable.

Step 3 – Upgrade to a Class 2 Licence

Assistant agents must continue their training while working in the industry. To progress further, agents usually complete the CPP41419 Certificate IV in Real Estate Practice.

This qualification allows eligible candidates to apply for a Class 2 Real Estate Licence in NSW.

Step 4 – Gain Experience and Upgrade Further

After holding a Class 2 Licence and gaining sufficient experience, agents may eventually become eligible for a Class 1 Licence.

Class 1 licence holders can:

  • Operate independently
  • Manage agencies
  • Supervise staff
  • Become licensees-in-charge
